Thorough. Spent a lot of time. INformed me of what he had done. And when other work would need to be done.
Response from Western Heating & Air Conditioning (Orem):
Great to hear that your tune up was informative and the 5 star review for Bryston is appreciated Carol!

I did a tune up on a 2019 bryant furnace. I changed the filters. I changed the humidifier pad. They do not have an air scrubber. The furnace was running when I left.
I performed a furnace tuneup on one system and completed a health report card. During the tuneup I found that the filter was dirty and the customer had one on hand that I replaced it with. The system has a humidifier and the customer had a humidifier pad which I replaced for them. I found that everything was operating correctly on the system and within factory spec. There is no carbon monoxide entering the home and there are no cracks or rust on the heat exchangers. I watch the system run for 20 to 25 minutes before leaving and it was operating correctly when I left. I recommend a surge protector and an air scrubber at this time the customer did not want to move forward with these recommendations.
Today I did 3 prepaid furnace tune ups. The rheem furnace has a weak inducer motor capacitor. It also has a weak blower motor capacitor. The amana furnace has an upgrade aprilaire 810 filter that needs to be changed. There water heaters are starting to leak water. The 3 furnaces were running when I left. I changed the aprilaire filter today.
Call no heat. Found system trying to come on but nothing taking place. Suspected a switch opening for one reason or the other. Checked fault code and flashing an 11 fault indicates a repetitive high limit switch trip and has gone into a fault lock out, running the inducer and blower continually. The blower motor was not coming on checked to see if it would free spin but it had seized up. Pulled on motor shaft with significant effort and got the shaft to start spinning by hand at least. Capacitor is at a 11.21/15 26% drop. Turned equipment back on and still no blower motor function taking place. Checked to make sure control board was sending 120v on call for heat it was not there’s a relay that is not closing appropriately when call is being established. Unable to verify operation of blower motor given control board issue, given it was seized up and not easily spun on initial check makes it look like there may be a few issues present. Control board would need to be replaced to chec
Call no cool. System wasn’t kicking on the AC went to check voltage and continuity and everything check ok and once turned back on system AC came on appropriately. Recommended putting Surge Protection on equipment to help with irregularities in grid system.

I performed a furnace tune up on two 2007 Trane systems. The Attic system is working properly only concern is that the blower wheel is really dirty and this can cause performance issues even damage to the motor with time. I recommend a blower cleaning to remedy this problem. The basement system is working properly with no concerns at this time. See health report card for more details. Thank you for your business.
I performed a furnace tune up on a 2021 Amana system. The system is working properly with no concerns at this time. The current filter in this system is the wrong size, you need a 20x25x1 See health report card for more details.
I performed an AC and Furnace tune up on a main floor 2020 Bryant system and an upstairs 2020 Amana system. The main floor system needed some adjustments but it is working properly now. I adjusted the dip switches and the refrigerant levels. I changed the filter. I changed the humidifier pad. The upstairs system is dirty and needed no adjustments. I changed the filter. See health report card for more details. Susan signed up for the Western Savings Club. Thank you for your business.
Came out for ac not working. Found dual capacitor was dead on the fan side no the herm. Gave options to do repairs and wsc. That what we went with today. I was going to do a tune up but there was way to many wasps by the ac I tried to kill them but there was to many. Zack will call us to set up time to do prepaid tune up. He will take care of the wasp problem. Ac was working when I left the call.
Came out for water leak. Found The water leak is downstairs in the basement coming form the water ball valve. See pictures. It is connected to water tanks not a water heater. I don’t have the proper parts to fix this told them to call a plumber. Furnace is okay not leaking water. Gave options for wsc to maintain new equipment we just install. No charge today.
Came out for fire place not working. Found the toggle switch that’s controls it has failed have price to replace switch. They will let us know what they want to do. Fire place was not working when I left the call.
2 x AC tunes ups refer to health inspection report forms. Main Level Unit (Basement Location) Some dust and debris found in blower motor compartment it’s not terrible but it doesn’t help in trying to keep control board from having potential problems with dust getting on circuitry can potentially cause a short in the board which can cause a variety of different issues with equipment as far as running consistently is concerned. Filtration plays a big part in this regard. Heat exchangers have noticeable hot spots on them did a quick once over to make sure no safety concerns present did see a couple of darkening spots on rivets but no cracks forming these are spots we will want to continue to look at to prevent any potential safety concerns coming up with function of furnace. Outdoor unit performing very well electrically some significant oil signs on condenser fan motor at this time it’s amping well and spinning but once those bearings dry out of oil and grease fan will either be
I performed an AC tune up on two 2019 Amana systems. They are both working properly. The upstairs system has a high static pressure in the return side of the system, adding a return could help address this issue. The system has a variable speed motor and won’t be running at the highest speed frequently, so this isn’t a major issue. The main floor system is running without any concerns. None of the systems has a surge protector, I recommend installing them to protect your investment. See health report card for more details.
MSC AC tuneup. System scored in green in all areas of the health report. No major issues. Found that the furnace has an aftermarket surge protector added to protect the electronics and control board computer. The outdoor AC unit is a high efficient model and also contains a computer control board, however it does not have a surge protector installed. Recommend installing one to protect it. Normal voltage in is 240 Volts. If that was exceeded there would be significant damage done to the unit. The manufacturer warranty does not cover electrical damage or failure due to blackouts, brownouts, electrical surges etc.....
Performed ac tune up. Everything running with in specs. Water heater doesn’t have an expansion tank. Water heater is making a bit of noise. Recommend replacement new water heater and flow tech system up and running when I left
